Since its incorporation in 1960, the unprecedented growth of San Dimas has transformed the City from an essentially rural area to a well-balanced community offering industrial, commercial, and residential living. In addition to the 1,700 acre Frank G. Bonelli Recreational Area which lies within the City boundaries, there are many parks such as San Dimas Canyon Park, a city-owned golf course (San Dimas Canyon Golf Club), and over 27 miles of equestrian trails for riding. The city services include an extensive recreational program for youth and for senior citizens, and the City boasts a new modern City Hall, with excellent provisions made for County Sheriff and Fire Departments, along with a fine Los Angeles County Library and Engineering Regional Office.

When do I need a Permit
Permits are required when constructing, remodeling or enlarging a building or structure. Building permits are also needed for other improvements to your property.
The following is a list of Work Requiring a Building Permit:
- Construction of a building or structure, including accessory structures
- Demolition of all or a portion of building or structure, including patio covers
- Additions to buildings or structures, including patio covers
- Garage conversions
- Remodeling of a building requiring the addition or removal of all or any portion of a wall, window or door, or enlarging an opening for a window or door
- Window installation, replacement or retrofit
- Decks and balconies
- Electrical work, including upgrade, repair or relocation of the electrical panel, and including adding a new electrical circuit or extend existing
- Plumbing work
- Water heaters (replacing, relocating or new)
- Replacing water or sewer lines
- Installing, expanding or relocating the septic system
- Irrigation systems (backflow preventer required)
- Furnace or air conditioning system installation or replacement
- Fences and walls higher than 6 feet
- Retaining walls that are level on both sides taller than 2 feet 10 inches, (or retaining walls of any height that support a surcharge, such as a slope)
- Roof installation, replacement or recover
- Driveway installation or replacement, including driveway approach (the portion connecting to the street)
- Building or remodeling a swimming pool, including above-ground pools
- Building a spa (self-contained portable plug-in type spas require an electrical permit)

WORK EXEMPT FROM A BUILDING PERMIT:
- Projects that are cosmetic, such as painting, wallpapering, carpeting, cabinets and interior trim do not require a permit
- Minor roof repair not exceeding 5% of the roofing material (aggregately over the entire roof surface) is allowed or when the repair is concentrated to a single area of 32 square feet or less cumulative over a three year period.
- Plumbing repair work such as replacing washers and faucets
- Repairing electrical fixtures on existing wiring, replacing switches, plugs and light ballasts
- Pumping out contents of the septic system

The purpose of a permit is to assure that construction complies with the California Building Code adopted by the City of San Dimas to protect health and safety, general welfare, and your investment in your property.
